The Brief

The original concrete-slab patio at this Tunbridge Wells home had reached the end of its life. Decades of frost, foot traffic, and shifting ground had left the slabs cracked, pitted, and uneven, with weeds working their way through every joint. With a young family and frequent garden entertaining in mind, the owners wanted a full refresh, not a cosmetic patch.

The brief was to lift the failed concrete entirely, address the underlying drainage issues, and create a generous outdoor living space that suited the traditional character of the property. Two distinct zones were required: a smaller, more formal area directly outside the rear sliding doors, and a larger main entertaining patio extending out toward the lawn and garden room.

Our Approach

We began by stripping out the entire existing patio, breaking up the old concrete bedding so we could correct the falls and lay a properly compacted MOT type 1 sub-base. Levels were carefully set away from the house in line with current building regulations, and a discreet linear drainage channel was let into the main patio to handle heavy rainfall — important on a sloping Kent garden where surface water had previously pooled against the elevation.

The two zones were laid in coordinated buff and gold riven Indian sandstone. A uniform smaller-format pattern by the patio doors gives a cleaner, more contemporary feel, while a random multi-size pattern across the larger main area complements the relaxed, mature garden. Every slab was laid on a full mortar bed rather than spot-bedded, pointed with a flexible jointing compound to resist weeds and frost.

The patio finishes cleanly against the existing timber decking, the brick parapet wall to the lawn, and the planted borders, so the new work reads as part of the garden rather than something dropped on top of it.
